INTERIOR

Each house offers an open-plan layout with plenty of space for cosy weekends with family and extensive dinners with friends. In summer, the terrace with the garden offers an extension of the living space and additional quality of life for the whole family. The open kitchen contributes to a convivial atmosphere; stylish designer kitchens from Reform CPH are offered as an option and will be installed in the show house. A spacious cloakroom and a guest WC can be found on the ground floor and a small additional room next to the entrance, which can be used as a storage room or pantry. The entrance area and the bathrooms are fitted with modern large-format tiles, while the other rooms have real wood parquet flooring.

There are two spacious rooms and a daylight bathroom on the upper floor as well as the attic. There are various possibilities for use as a bedroom, playroom or study – making Twelve 12 houses a perfect solution for families with children. The bright master bathroom with a bathtub and shower is located on the upper floor, while the daylight shower bathroom for children is in the attic. Dormers in the attic enlarge the living space and provide more brightness.

EXTERIOR 

The ultra-modern architecture appears functional yet elegant. The whitewashed façade with the grey window frames is a contemporary interpretation of the colourful façade accents of villas from the Gründerzeit. The timeless colour concept continues also inside the houses. The dormers of the attic are a beautiful detail and offer additional space and daylight on the top floor of the house.

Another highlight of Twelve-12 are the terraces and gardens of each house. Here each family can enjoy their individually designed private outdoor space. Some of the gardens are located on the edge of the field and therefore barbecues can be enjoyed with a panoramic view over the fields. Children can also safely play outside since the road is private and exclusive for the twelve housing units. Each semi-detached house has two parking spaces. In addition, there are numerous bicycle parking spaces in the complex. 

 

LOCATION

The modern semi-detached houses are situated in a quiet location in Büttelborn-Worfelden in the district of Groß-Gerau, in the middle of the city triangle of the Rhein-Main-Area. The region offers numerous recreational opportunities and had good transport connections. Frankfurt, Wiesbaden and Mainz are only 20 to 30 minutes away by car, and it is only 15 minutes to FRA airport and Darmstadt. In addition, the local transport network offers a wide range of public transport options. 

Surrounded by idyllic countryside and nature reserves, the tranquil community offers a quiet home for young and old with various care facilities, kindergartens and schools. Those who wish to engage in sports activities will also find the Bachgrund Golf Club with an 18-hole golf course nearby.

Historic timber-framed buildings, such as the extraordinary Worfeld half-timbered church dating from 1696, adorn the village centre. The nearest town of Groß-Gerau is not only perfect for a shopping stroll through the town, but also all kinds of errands, such as doctors, banks, pharmacies. In nearby Darmstadt, you can admire the art nouveau buildings while walking over the Mathildenhöhe. Cultural highlights such as the Frankfurt Museum Night or the Rhine in Flames are easy to reach from Büttelborn-Worfelden. 

Twelve-12 combines the advantages of a rural life and a nice neighbourhood with easy access to the city and the various metropolitan attractions.
